POSITION RESPONSIBILITIES
The primary responsibilities are to perform analyses focused on driving or evaluating profitability, capital investment decision making, forecasting, budgeting and reporting on Client’s Senior Housing portfolio.  Responsibilities include but are not limited to:
  • Perform analyses of operating performance for portfolios and priority assets and comparison with industry ratios
  • Perform analyses for capital investment plans, budgeting and investment performance
  • Forecast future expected performance of Client’s Senior Housing portfolio at various levels of granularity
  • Prepare ad hoc analyses, including but not limited to: Investment Committee memorandum, capital ROI analyses, dispositions, operating trends and lease restructures
  • Evaluate investment opportunities such as ROI initiatives, redevelopments and developments by utilizing metrics such as IRR, NPV, yields and cash on cash returns
  • Help develop and/or improve the collection, dissemination and reporting of important financial data
  • Develop a strong understanding of industry financial metrics such as FFO as Adjusted, Cash NOI, SPP and FAD and Street expectations of performance
  • Exhibit detailed understanding of capital investment financial modeling from Client’s external reporting viewpoint and a cash flow viewpoint
  • Maintain working relationship with Client’s internal departments (Accounting, Financial Planning & Analysis, Capital Asset Management, Legal, Tax)
  • Evaluate investment team’s underwriting and forecasting assumptions regarding potential Senior Housing acquisitions
  • Prepare recurring and ad-hoc presentations for the Board of Directors and Senior Management
  • Assist in the preparation for quarterly earnings calls and investor conferences
  • Assist Asset Management and Investment teams with due diligence for underwriting acquisitions and dispositions
MINIMUM POSITION REQUIREMENTS
  • Bachelor’s degree from an accredited college or university, majoring in Finance, Accounting, Real Estate, or Healthcare Financial Services
  • Master’s degree from an accredited college or university specializing in Finance, Accounting, Real Estate, or Healthcare Financial Services is preferred but not required
  • CFA designation, or progress towards the CFA designation and/or CPA is strongly preferred but not required
  • Minimum 5 years of experience in real estate investment finance, financial planning & analysis, equity investment underwriting and/or valuations, or financial or operational analysis in the Healthcare/Senior Living/Multifamily/Hotel industries is preferred
  • Experience working with accounting information systems and BI tools is a plus
  • Expert knowledge using spreadsheet programs (including Microsoft Excel) and presentation programs (including PowerPoint)
  • Working knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, etc.)
  • Ability to travel (less than 15% of the time)
